Landowners who donate property or conservation easements to a 501(c)(3) nonprofit receive federal income tax deductions equal to the fair market value of the gift. Here's what that means for you.

Deduct the full appraised value of your land from your federal income taxes. A qualified appraisal (IRS-required for gifts over $5,000) establishes the value. For a $200,000 parcel, that's up to $200,000 in deductions — spread over multiple years if needed.

Land donation FAQs.

Our target is 10+ acres per community site, but we evaluate each property on its own merits. Smaller parcels adjacent to existing community land, or parcels with unique features (water access, road frontage, agricultural history), may still be excellent candidates. Reach out and we'll assess together.
Our primary focus is McDowell County and the surrounding Western North Carolina counties — Yancey, Mitchell, Burke, and Rutherford. Land in this region has the strongest alignment with our mission and the communities we serve. Land outside this area may still be considered on a case-by-case basis.
Raw, undeveloped land is ideal. We look for parcels with road access (or the ability to create it), a water source or the ability to drill a well, and terrain that can support simple off-grid structures. Land with existing structures, clear-cuts, or environmental liens can still be evaluated — we'll let you know what we can work with.
Donated land is held by Wild Ways Acres of Hope and developed into off-grid community sites for transitional housing, regenerative agriculture, and wildlife habitat. We do not sell or flip donated land. In some cases, donors can request that their contribution be recognized permanently — for example, naming a community trail, garden, or common area after a family.
From first inquiry to completed transfer typically takes 6–12 weeks, depending on appraisal scheduling, title work, and any legal complexity. A conservation easement can take longer due to the legal precision required. A bequest through your estate has no timeline — it takes effect when the will is probated.
We strongly recommend that donors consult their own attorney and CPA before finalizing any land gift. We are not your legal or tax advisor. We will coordinate all paperwork on our end, but your independent counsel ensures your interests are fully protected and your tax benefits are properly structured.
